Valuation Report

Understanding the value of a property can be a bit of a mystery to many homeowners and buyers alike; evaluating the value is not always a straightforward process. The multitude of factors that determine the value of a property vary greatly from one property to another. The Valuation Report helps both property sellers and buyers understand the true value of a property. It helps them make educated and informed decisions on whether a purchase or a sale is right for them.

Is A Valuation Report The Same As A Property Survey?
There is often confusion over a valuation and a survey. A valuation provides a close estimate of the property’s value for raising finance, taking out mortgages or re-mortgage. It can also be used in specific circumstances, such as resolving a matrimonial dispute in relation to worth of a property. A building survey, in contrast, provides you with advice and guidance on unexpected and expensive costs of any physical defects of a property that may not be visible to the untrained eye. Amongst other things, a Property Surveyor will check for signs of subsidence within the property by paying special attention to signs of cracking both on internal and external walls. The Valuation Report will consider a number of factors to determine the value of a home. One of the biggest factors is the comparison of a property against other houses currently on sale, or properties that have recently sold. This is commonly referred to as property “comparables“ and plays a major part in influencing the value. Along with this, there are other factors that can substantially influence the price of a property. For example, when comparing two properties of a similar or identical footprint and plan, the cosmetic and structural condition of one property may be different to the comparable house. This will influence the market value. It must be noted here that the Valuation Report is designed to inspect obvious problems that are visible to a trained inspector’s eye; such as damp, any obvious structural issues and any other visible damage. It is not designed to spot hidden structural defects. A Structural Survey by a qualified (RICS) surveyor is recommended for inspecting and detecting hidden problems.
